Sunshine Village Development

DCS provided preliminary engineering services for an 80-acre development, located immediately south of Typhoon Texas in Pflugerville, divided into two phases that were separated geographically by SH-130.

DCS identified any potential development issues, such as a geological fault line located nearby and provided a detailed, preliminary engineering plan with development layouts, construction estimates, and relevant recommendations. DCS was responsible for all coordination with the City as well as the identification of all necessary permits required to complete construction.

The first phase of development was Sunshine Village, an outdoor shopping mall located west of SH-130. Phase I plans included 9,500 Linear Feet (LF) of waterline, 4,000 LF of RCP storm sewer, and 3,800 LF of paved roadway.

The second phase of development was Suntech Office Park, located east of SH-130. Phase II included over 8,500 LF of water line, 1,385 ft of RCP storm sewer, and 3,000 LF of paved roadway.
